The Law on Public Notaries of the Republic of Serbia stipulates that, if one of the contracting parties is a foreign citizen who does not speak the Serbian language, the reading and signing of the contract by the notary must be attended by an authorized court interpreter.
The court interpreter translates the entire contract orally and certifies the minutes, thereby guaranteeing that the foreign buyer has fully understood all the articles of the sales contract. Without the signature and seal of the court interpreter on the notary deed, the contract is considered legally invalid.
Notaries are extremely strict on this issue because any doubt as to whether the foreign buyer has understood the rights and obligations he is signing can lead to the later cancellation of the contract in court.

In addition to the sales contract itself, the following documents are most often translated and certified: power of attorney, extracts from the real estate cadastre, evidence of the origin of money, consent of spouses and bank guarantees.
